General Information for Residents


Thank you for choosing to rent a property through us. The following information will be useful to you during the time you reside in one of our properties.

Utilities +

If utilities have been established in the Owner's name or in the Property Management Companies name, a disconnection request will be submitted to the appropriate utility companies once the lease has been signed and deposits paid. It is your responsibility to contact the utility companies to have all utilities established in your name prior to taking possession of the property. If there is any overlap in billing, you will be responsible for the prorated amount based on your lease commencement date.

Issuance of Keys +

Keys to your property will be issued on the lease commencement date during our normal business hours. All deposits and rent due must be paid prior to issuance of keys.

Move In Conditions +

We have made every effort to have your home in good condition for your arrival. At the time keys are issued, you will be provided with a Move-In Property Condition form. You should complete this document, and return it to our office within 48 hours of your lease commencement date. The Move-In Property Condition form is for your protection. You should list any pre-existing damage or deficiency in the property. We will utilize this form when we conduct the move-out survey when you vacate the property. It is, therefore in your best interest to carefully complete the form. Should you believe it necessary, you are welcome to provide photos or other documentation.

Payment of Rent +

In almost all cases, your rent will be due on the first day of each month in our office. Rent is considered paid based on receipt in our office not postmarked date. For your convenience, we offer the option to submit rent payments online. This service guarantees that your rent will be timely paid, and you will not be charged a late fee due to a post-office delivery delay or a lost check. Late fees are levied the day after your rent is due on your rental agreement. WE CAN NOT WAIVE LATE FEES.

Late Fee Policy +

Rent received one or more days after the contract due date will be assessed late fees per the terms of your lease agreement. Failure to sign an acceptable payment plan and return it to the management company’s office prior to the 3rd of the month, may subject you to fees in addition to your late fees.

All payments are first applied to any outstanding balances. To avoid any additional fees, please ensure your monthly rental payment includes all outstanding balances.

Returned Checks +

Your rental agreement states the amount you will be charged for each returned check. We do not re-submit checks to your bank. In addition, if the returned check is for payment of rent, you will be charged late fees until you provide certified funds to pay for the returned check.
