Owners receiving timely rental proceeds should be a priority to any property management company. While some companies claim it, we believe it is so important that we put our money where our mouth is. We guarantee that when your tenant pays on time, our office will initiate your payment via ACH no later than the first business day after the fifth of each month. If we fail to live up to our On-Time Rent Guarantee, then you will not be charged that month’s management fee.
As a Landlord, what would you prefer, a $250 or $300 pet deposit or a $1,000 guarantee? GDAA Property Management, offers a $1,000 damage protection for each pet that has been approved during our screening process. This guarantee is for any damage above normal wear and tear, that is not covered by the tenant’s security deposit. The only exclusion is those per Fair Housing regarding Service Animals.
During the first 90 days of using our services, if for any reason you are not 100% satisfied with the performance and level of service we provide, you may cancel your contract and receive all management fees returned.
Our leasing guarantee assures you will never pay 2 leasing fees in the same 12-month period. If a tenant we have approved, fails to fulfill the first 12 months of their lease, (other than military relocation and other termination clauses allowable by law), we will find a replacement at no additional charge to you.
Simply put, we don’t get paid until you get paid. It is important to us that you know we are working to provide results for you the owner/landlord. Anytime you have a vacant property, we do not charge a management fee. In the event a tenant stops paying, we will not charge a management fee. GDAA Property Management believes we are partners in building results.
We understand it is a pretty big commitment to transfer management to a new unproven company no matter how many 5 Star Google reviews or how good the sales pitch was. The majority of property management companies lock the landlord into a 12 month or longer contract. We are so confident in our services that all of our contracts are written on a 30-day term. Each contract automatically renews every 30 days. So, what does that mean for you the landlord? If GDAA Property Management, at any time, does not perform to your satisfaction- you may cancel with a 30 day written notice- no cost to you, no penalties.
