The GDAA Difference

As your property management company GDAA strives to provide you with exceptional customer service.

If your property is vacant we will place a sign and lockbox at the property within 24 to 48 hours and will advertise your home in the Austin Multiple Listing Service (MLS). Once the MLS listing is active it feeds to other public sites such as:

  • Trulia.com
  • Zillow.com
  • AustinAmericanStatesman.com
  • Hotpads.com

Our goal is to ensure if you are listing with us for the a tenant who pays on time and preserves the property so that your investment can continue to appreciate. We carefully screen every applicant for credit-worthiness, possible criminal history, past rental history and stable work history. We also conduct periodic inspections of your property to assure the tenant is maintaining the condition of the home to our level of expectation.

If your property is currently occupied we will make an introductory call to your tenant, provide them with our contact information and ensure that we work closely with them to ensure a smooth stressfree the transition to our management company.

When you make the decision to place your investment property with GDAA Property Management a member of our staff will walk you through getting all the required paperwork completed and will instruct you as to what the next steps will be. If you are switching to GDAA Property Management from another management company you will need to provide your current management company notice of the change. Most management companies require 30-day written notice when terminating your contract. Once proper notice has been provided our staff will contact your current management company to coordinate transitioning the property and/or tenants over.

Additional perks to using GDAA Property Management as your management company are:

  • We require no money from you up front. All fees are deducted from rent.
  • We keep $250 per unit in an escrow account to cover small repairs and maintenance.
  • We never mark-up repairs. You will never be charged a management fee when your property is vacant.
  • We disburse your rent proceeds on the first business day after the 5th of the month via ACH direct deposit to your bank account.
  • Monthly statements are sent via email the same day disbursements are made.
